Integrity Realty & Property Management provides full-service property management throughout the Inland Empire, including marketing, leasing, tenant screening, rent collection, maintenance coordination, inspections, and legal compliance.

How do you screen tenants?

Tenant screening includes background and credit checks, employment and income verification, and verifications from previous landlords.

What is included in the lease agreement?

The lease agreement includes rental terms, rent payment methods, security deposits, maintenance responsibilities, property rules, and termination conditions compliant with California housing law.

How is rent collected?

Rent is collected electronically, with direct deposit to owners at no charge. Mailed checks are available with a $10 processing fee.

When can I expect my rent proceeds?

Rent is due on the 1st and considered late after the 4th. Owners typically receive proceeds between the 7th and 10th, depending on banking days and holidays.

How are maintenance requests handled?

Tenants submit maintenance requests through our system, and repairs are coordinated using licensed and insured vendors. Repairs exceeding $500 require owner approval unless required by law.

What fees are associated with hiring Integrity Realty?

The monthly management fee is 6% of rent with a $125 minimum and no charge during vacancy. Leasing/setup is $395 for a vacant property or $195 for a tenant-occupied property.

How do you ensure compliance with housing laws?

We stay current with California state and federal housing regulations as they are updated in the property management industry.

How often will I receive updates about my property?

Owners receive monthly and annual financial statements by email, and account information is available 24/7 through the owner portal.

Why allow self-showings for vacant properties?

Self-showings increase exposure and allow flexible viewing times for prospective tenants. Showings are monitored with 24-hour video surveillance while helping reduce vacancy time.

What are owner reserves?

A $1,000 owner reserve ensures funds are available for expenses and unexpected repairs that exceed rent, especially during vacancies. Reserves are withheld from rent and returned to the owner upon account closure.
